Electrical Installation Condition Reports (EICR’s), Electrical Certificates, Landlord’s Electrical Reports and Electrical Safety Checks are carried out for housesellers, housebuyers, homeowners, landlords and letting agents in Homes, Offices, Hotels, Restaurants, Caravans, Caravan Sites, Mobile Catering Vehicles, Boat Marinas, Swimming Pools and outdoor Bath Tubs; these reports are also known as Electrical Test Reports, Electrical Condition Reports or Electrical Safety Reports. Note that housing surveyors, are usually not competent to issue electrical safety reports.

Note that it is a fallacy to have PAT testing carried out annually, the periods between inspections will vary dependent on the exposure of appliances to damage, e.g. electrical appliances in a commercial kitchen, will require a very different approach to those in an office environment. An optional Visual Condition Report (VCR) is a lower cost option for an Electrical Installation Condition Report (EICR), but is often abused by landlords, estate agents and letting agents, since little testing is carried out, but should only be carried out if an Electrical Condition Inspection Report, has been carried out within the preceding 2 years, and there has been no change of tenancy.
